In a professional report, each of these findings gets a code and a position in metres. Coding to NEN-EN 13508-2
NEN-EN 13508-2 is the European standard for describing the condition of drainage after visual inspection. Every observation gets a code, for example for a crack, a deformation, a displaced joint or roots, with additional characteristics and a position on the pipe circumference. The advantage is that a survey report is immediately understandable for another professional, an insurer or the municipality. You can also easily compare a later survey with the first one, to see whether a defect is developing.
As the owner, you do not need to know the codes by heart. The engineer translates them into plain language: what is going on, how serious it is and what the best next step is. You then have both a technically sound report and clear advice, and can make a confident decision about the next step.
CCTV drain survey when buying a home
A building survey looks at what is visible, but the drains usually fall outside its scope. Especially for homes built before 1970 with clay or concrete pipes, houses on soft ground where subsidence is more common and gardens with large trees, a CCTV drain survey gives you certainty. After the survey: cleaning, repair or relining
A survey is only valuable if it leads to a clear next step. If the pipe is sound but dirty, cleaning with drain jetting is often enough. If there is a crack or displaced joint in one spot, a patch repair with a short liner or replacing one pipe section may do the job. If a longer run is affected, for example an old clay pipe with several cracks and root ingress, relining with a liner that cures inside the pipe is often the best choice.
